Where is FishHawk Ranch located and when did it originate?

FishHawk Ranch™ started in 1997 and is located in Lithia, FL, nine miles East of I-75 at exit 250. The entrance into the community is off FishHawk Blvd.


Who is the developer of FishHawk Ranch?

Newland Communities, the developer for FishHawk Ranch™ has over 45 years’ experience developing successful communities for all types of families that continue to thrive and grow. When developing, Newland puts great thought into designing well-planned communities with award-winning homebuilders, good schools, and great amenities.


How many homes will be in FishHawk Ranch and when will it be complete?

There are currently close to 5,000 homes in the community. New construction is estimated to be complete in 2018 and will bring FishHawk Ranch™ to an estimated 6,500 homes.


Can I buy a lot directly from Newland Communities?

No, all lots in the community are purchased from Newland Communities by our approved builders. Lots are not available for purchase by an individual or builder who is not approved to construct homes in the community.


What is the advantage of buying a home in a Newland community?

When buying a home in a Newland community, you’ll find that it’s more than a few streets or a single neighborhood. FishHawk Ranch™ was planned from the ground up with an overall vision of what life will be like for the residents. Careful consideration is given to how multiple neighborhoods connect with retail town centers, the homebuilders who will build the new homes, what schools are needed, and what kinds of parks, walking trails, and open spaces are best for the people who will live there.   


What school will my children attend if we live in FishHawk Ranch?

The Hillsborough County School District determines the school boundaries and student assignments. Currently, three elementary schools, two middle schools, and one high school serve all of the children living in the FishHawk Ranch™ community. All of these schools are located either inside or within 1.5 miles of the community. School assignment boundaries can change at any time.  For more information visit  


Can I use all of the pools and clubhouses if I buy a home in FishHawk Ranch?

FishHawk Ranch™ is comprised of four separate Community Development Districts (CDD) and three separate Homeowners Associations (HOA). Residents of the FishHawk Ranch community do not have access privileges to all amenities owned and/or operated by each respective CDD and HOA. Access to amenities is determined by the location of a residential unit, and whether that residential unit is situated within the jurisdiction of a CDD and membership in a particular HOA. Where is the nearest hospital?

Brandon Regional Hospital is eight miles north of FishHawk Ranch™ and St. Josephs South is 12 miles southwest of FishHawk Ranch. See map.
